Why Is My Concrete No Longer Even?
The majority of cases where concrete leveling is necessary is the result of either insufficient foundation material or lay without steel reinforcement.
In both cases, your concrete is likely to shift, sometimes dramatically, and eventually crack.
Root growth (which would, naturally, need to be removed and then the leveling taken care of) can also cause serious issues with the surface of your concrete.
Through the winter, especially the farther north you get, a process called frost heaving occurs whereby moisture gets under the concrete, expands as ice, and then resettles unevenly as it melts away.
Uneven concrete will eventually crack and degrade, incurring a situation that requires far more cost to repair.
Any employee or client that may trip on your non-level surface also puts you at risk for injury liability, so take care of problem situations quickly.
Slabjacking
Most concrete leveling is done through a process called slabjacking. Essentially, it is a method by which extra foundation is funneled in below to even off the existing base, creating a new level surface under your old concrete.
A series of holes are punched into the concrete, and cement grout or a sand mix is pushed into the opening. The hydraulic pressure of the added materials shot into the open lift the concrete and then, due to the particular viscosity of the grout or sand, the heavy concrete lays back down evenly.
Specialized machinery and pumps assure that everything settles in perfect order.
In addition to the sand and grout, more recently concrete levelers have started using closed cell polymer foam.
The process is similar to traditional slabjacking in that a hole is drilled in the concrete and the foam is pushed through the opening (though openings in this case can be far smaller and the pressure used to move the foam is far stronger).
Instead of the hydraulic pressure creating the lift, the foam itself expands and does all the, pardon the pun, heavy lifting on its own.
Closed cell polymer foams offer several distinct advantages. They do not retain moisture, lessening significantly the impact of frost in the winter.
Also, erosion will not play a factor the way traditional grout will continue to move over time.
